Townhome project approved by Brookhaven Planning Commission

The Brookhaven Planning Commission meeting was filled with residents sitting, standing and waiting to express their concerns for three rezoning ordinances.

The first ordinance dealt with the controversial townhome project off North Druid Hills Road.

During the 10 minutes permitted for opposition, six residents told the commission about their concern. Several of their concerns centered around increased density to the area, the possibility of townhome projects becoming the sole type of development in the city and a decrease in surrounding home values.

“Our homes are 5,000 to 7,000-square-feet and having 31 townhomes at about 2,500-square-feet could potentially affect the value of our homes negatively,” Brookhaven resident Beth Taylor, who lives near the back of the development, said.

An incomplete sidewalk was also a concern.

Doug Dillard, lawyer for Residential South Partners LLC, said at this time it will be a “sidewalk to nowhere” since there was not another to connect to, however, that is not the desire of his client.

The ordinance passed 6-1 with Commissioner Rob Francour opposing.

Dillard said he wants to work with the surrounding homeowners to find solutions to their concerns before the city council meets Sept. 10 to discuss the ordinance.



The commission voted on two more rezoning ordinances. The first ordinance consisted of new homes being built on the corner of Roxboro Road and Wright Avenue.

During the meeting one of the current owners said that the applicant, Artisan Home Crafters LLC, needed to receive approval from them before the project could move forward. Commission member Adrian Schmidt questioned whether or not the application was valid.

The commission approved the ordinance 6-1, with the condition that the applicant would have all proper paperwork filed with the city before the Aug. 27 city council meeting. Schmidt was the dissenting vote.

In the final rezoning ordinance, Dillard asked the commission to approve a different project for his client. This is for 12 single-family homes off Harts Mill Road.

Residents said their concern is about the elevation of the project and possible stormwater runoff into their back yards. Commission member Jack Honderd said the homes would have to comply with state regulations to prevent stormwater runoff.

The commission unanimously passed the ordinance.

What's Next?:
The city council will hear the detached homes ordinances Aug. 27 and the townhomes ordinance Sept. 10.
